When we talk of Singapore the first thing that strike in mind is the property in Singapore. Especially the Singapore real estate property is in great demand. Buying and selling of Singapore property involves the renting of property which is done in very urgency cases. The main urgency is for one who had just arrived in Singapore and is new in the country and needs a place to live in as early as possible.

Role of realtor in property renting in Singapore: -

  1. A realtor can help in finding the property in Singapore as early as possible. Since these realtors know the process of property renting and also have contacts with the real estate’s agents of Singapore. So they can help you by keeping your interest throughout the transaction of the property.
  2. Since renting of property is very tedious job so it is better to stick with only one agent at time than contacting others. Since all the agents are accessing the same database so it might be the probability that you can be shown the same property twice.
  3. Also choose a rental agent in such a way that he acts as a legal advisor in all your property deals. He must make you aware of signing a wrong property deal that can prove to be harmful later on.

Since most of the property is under the control of landlords in Singapore who are really cunning then you must think 100 times before dealing with them in case if property rent.

Changing Career

After the recent break in into our house, I feel like I have to focus my attention to different activity to forget the trauma that the burglar brought to me. But I’m very thankful that nothing happens to me and to my 2 house mate. I might apply for a job at a Recruitment Advertising Agency to help me find the job I’m looking for.Recruitment Advertising Agency really helps an individual to have the right job for them.

I’ve already consulted my sister on this career change and she told me that it’s fine and it’s the best option I have right now. My father even told me that I’ve made a good decision, although real estate industry has been so good to me in the last 2 years, I think it’s better if I should change career first and explore things that I haven’t done yet. I’ll update you on these one in my next blog post.

Real Estate Conference

Our company recently added audio visual room to be used on our weekly meeting. I think it’s a good move that we now have a place where we could discuss things around the company. We recently acquired audio visual installers from ivci.com and we’re happy what we got from them. They offer the state-of-the-art technology for video conferencing and audio visual installation.

We will held some seminars and conference on this new audio visual room to our clients and business partners. This seminars will provide our clients and business partners on what they will expect to our company and we will train our business partners on the mission and vision of the company. I’ll update you on these one on my upcoming blog post.

Properties For Sale

I was looking for properties for sale in the internet yesterday. But I only found few properties that I’m interested. So I’ve asked few individual to look for properties for sale that I can buy. Also this year I want to invest my money on different business other than real estate business. I’m thinking of electronics and appliances business where I could retail different electronic devices and appliances.

I was looking for Deals on Mobile Phones to help me on my business. I might get best prices in the market and retail or resell it again locally. I’ve found lots of good Deals on Mobile Phones and hopefully I could get more good deals. I’ll update you on these new business that I’m planning to start this year. For now I would like to plan this business to expand more.

Redesigning The Interior

We will be redesigning our house because I want a different look for our house and also we will be celebrating the 18th birthday of my sister. I’ve already took pictures of different interior design that I’ve wanted to pattern for our house. This renovation was conceptualized because we want the 18th birthday of my sister to be special. We already look for souvenirs that will be given to the guest.

We we’re thinking that we will be giving away CD’s that contains videos of the party and a very special video prepared my me. I’ve already searched in the internet for the cd holder of the VCD. I hope they will like it because I designed the layout of the CD and it’s contents. I’ll update you on this interior designing soon.

Securing Your Home

I was victim of robbery last Friday and they took my laptop and my mobile phone. It was really a scary experience because I was sleeping when that time when they rob my ASUS notebook and my Nokia 1100. It was a learning experience as well because we’re very complacent that no one will rob us because we’re here in our house. Good thing that they didn’t took my honda motorcycles which was parked outside our house.
If ever they will took my motorcycle I would be very angry with them because I bought it recently from powersportstv.com. I’m still thankful that no other harm was done to us. Next time I will secure all my things before going to sleep and also will secure our house by putting lots of door and gate lock. We also wants to buy guard dogs to guard our house outside.

Moving To Sacramento

My sister will be moving to Sacramento this year because his husband was reassigned to Sacramento again. And she asked me to look for properties or apartment for sale in Sacramento. So I’ve contacted Sacramento Estate Agents to help me on finding apartments for sale in Sacramento. And I’m excited that they will be moving to Sacramento because I want to enroll to kitchen academy, http://www.kitchenacademy.com/sacramento.aspx. One of my dream is to be chef in a restaurant. I don’t care how big or small is the restaurant. I just want to fulfill my dream to become a Chef.

Sacramento is a perfect place to study cooking because this is the capital city of the California, one of the richest state in the United States. And establishments like hotels, and restaurants are abundant on this city. I’m really excited to make a step further of my goal to become a Chef. I hope 3-5 years from now, I have my own restaurant where I can serve lots of hungry people with my recipe.

Real Estate Loans

I was looking for Payday Loans in the internet because I want to use it for my Real Estate property that I’m targeting to buy later this year. It’s really hard to get a loan if you don’t have any collateral or any referral. I also borrowed money to my sister because I need to get lots of funds that I can get in order to finance my real estate loans. There are few things to consider if you want to get a loan.

Loans are good if only you know how to manage it. Paying is the hardest part in a loan. But if you know how to make the most out of your loan I’m sure you won’t get any hard time paying your monthly mortgage. Next month I’ll be using my payday loans to finance a business that I want to establish later this year as well. But my priority is the real estate property.

Many people have ventured into flip investment properties especially on New York Real Estate, because of the lure of quick cash. People from all walks of life have been enticed to buy houses for the purpose of reselling them at a profit. If done right, it can work and there is a decent profit to be had. However, prospective investors need to be aware of the tax consequences, which covers a flip property. Understanding the tax laws that govern the purchase and sale of flips will help an investor develop tax strategies that can reduce tax liability and personal liability. Below are some house flipping scenarios and the corresponding tax consequences.

Investment profit from the sale of a real estate is considered capital gain and is taxed at two levels depending on how long you own the property. When you hold onto the flip for a year or less, you face short-term gain that is taxed at ordinary tax rates that can go as high as 35%. By holding the flip for more than a year, your gain is treated as a long-term profit and is taxed at more favorable rates. In most instances, capital gain rate maxes out at 15%.

If you complete several house flipping transactions in a short time and will continue to do so well into the future, the Internal Revenues Services (IRS) will consider your transactions as a business or trade rather than as an investment strategy. In that case, you will be subject to state income taxes, federal income taxes and self-employment taxes. The self-employment tax is 15.3%. Federal income tax rates can be as high as 35%. State income taxes vary form state to state while other states have none.

Frankly speaking, the careful study of the tax laws can clarify the whole process of house flipping, making it clear, that there are legal ways to minimize and even in some cases do away with paying taxes.

Properties For Sale

I was looking for properties for sale through online website that listed properties for sale by owner. But unfortunately I could stay much longer looking at my PC online because my eyes limited me to stay online. I have to undergo boston laser eye surgery soon because I think this is a big problem for me especially if you’re main income comes from online business. Hopefully my surgery would be successful.

Going back to the topic, I’m still on the hunt for the properties that I want to buy. In the next few days, if I still don’t find any properties for sale by the owner, I might buy a classified ads magazine that featured properties for sale by owner and real estate company. I hope to find the right property that fits my needs and budget. I’ll keep you posted once I’ve found a property that I want to invest.
